Somewhere in the Fraser Valley, a family stopped scrolling past the detached houses this fall. For years, the house with the yard felt like a door that had already closed. In October, more of them walked back through it.
Home sales across the Fraser Valley rose 14% from September to 1,051, and detached houses led the way. The typical Fraser Valley home now sits at a benchmark price of $860,000, down 6.4% from a year ago. The Fraser Valley Real Estate Board says affordability is at its best level in five years.
Here is what that looks like on your street, area by area, and what it means if you are thinking about a move.
The big picture: the house with the yard is moving again
One simple way to read a market is to ask: of every 100 houses for sale, how many sold this month? Under 12 is a buyer's market. Between 12 and 20 is balanced. Over 20 favours sellers.

North Delta and Abbotsford jumped into balanced territory in one month. Across the whole Fraser Valley, about 11 of every 100 homes for sale sold, so buyers still have room to negotiate.
Surrey: buyers are back for the house with the yard

Surrey houses had their busiest month in a while. Sales jumped 35%, from 84 to 113, and the typical house sold for $1,248,000, up 3% from September. About 11 of every 100 houses for sale found a buyer, still a buyer's market, and homes sold about 4% below asking.
Houses between $900,000 and $1 million were the hottest range, with 27 of every 100 selling. Condos and townhomes moved too: sales rose 28%, and the typical price climbed 7% to $547,500.
South Surrey and White Rock: a quieter month, and more room to talk
The typical house sold for $1,552,500, down 5%, with 54 sales. Just 9 of every 100 houses for sale sold, and buyers negotiated about 5% off asking. For a buyer who has been waiting on this area, October opened the door a little wider.
Condos and townhomes held steady at $700,000 and sold in just 19 days on average, down from 33. That part of the market is balanced, with 14 of every 100 selling.
North Delta: the surprise of the month

North Delta houses turned balanced in a single month. Sales rose 58%, from 24 to 38, and 20 of every 100 houses for sale sold. The typical price rose 8% to $1,182,500, and homes sold in 24 days, down from 39. Houses between $900,000 and $1 million were snapped up, with 56 of every 100 selling.
Cloverdale and Langley: steady and balanced
Both areas stayed balanced, meaning buyers and sellers are on even ground. Cloverdale houses sold for a typical $1,190,000, down 2%, with 16 of every 100 selling. Langley houses sold for $1,300,000, down 3%, with 13 of every 100 selling.
Langley condos and townhomes were the standout. The typical price rose 9% to $664,500, and 20 of every 100 sold. Townhomes from $700,000 to $800,000 moved fastest, with 37 of every 100 selling.
Abbotsford and Mission: a tale of two markets

Abbotsford houses shifted from a buyer's market to a balanced one. Sales jumped 60%, from 45 to 72, and the typical price rose 12% to $1,060,000. Houses from $800,000 to $900,000 were the busiest, with 35 of every 100 selling.
Mission went the other way. Only 17 houses sold, down from 28, so it remains a buyer's market with 8 of every 100 selling. The typical price rose 12% to $910,000, but with so few sales, one or two larger homes can move that number a lot.
What this means for you
If you are buying, this may be the best window in five years to step into a detached house. Prices have come down, and in many areas you can still negotiate. Borrowing costs ticked up in October, so get your pre-approval in place first and know your real monthly number before you fall in love with a house.
If you are selling, the buyers are there, especially for well-priced houses under $1 million. Price it for today's market, not last year's, and present it beautifully. The homes that do both are selling in about a month.
And if you are simply wondering what your home is worth after this year, that is the right question to ask. Start with a free home valuation, and I will walk you through it. I give every client the same advice I would give my own family: real numbers, plain answers and no pressure.
